The first step is to work with a lender or mortgage broker to determine what you can afford. Then, the lender should layout all the details pertaining to construction loans to help you choose the best option and understand fees and closing. With this information, you can move into the next step.

For this, you want to get a better idea to the average, going price for land in the area where you are interested in building. We suggest you contact several building contractors, asking specifically about the price per square foot. Make sure any estimates you get include things such as any septic systems or wells that might be required, along with driveways leading to the property if out in the country. However, if you want to keep the cost down, you could remove any deductible estimated building costs from the overall budget, along with a little from the unexpected expenses.

You also want to make a good list of the things you need and the things you want. For instance, if you want a corner lot, mark it down. If you want a wooded area, put it on the list. If you want a lot of acreage, then add it on. Although adjustments might need to be made throughout the process, this list provides with a good starting place. You also want to consider the way in which the land would be used. For instance, do you want to build on in the future? Do you plan to big a large home? These considerations will help you with your final decision regarding the land. The little bit of work will pay off in the end.
