Do Not Waste Your Money on MMA.

If you want to pay down your mortgage, simply make a separate principal payment each month when you pay your mortgage. Do this consistently and you will beat MMA. You have heard about paying yourself? Well, do the same with your mortgage. If you find extra cash each month, send that to your mortgage. If you need extra cash, borrow from the HELOC. Pay that off before paying down your mortgage. That's all you have to do.
