Just knowing that you are in control helps counteract feelings of being overwhelmed. When dh was laid off the second time, there was a considerable difference in stress levels because we had a plan and were working together. Not to say we weren't stressed, just LESS stressed, LOL. There are something like fifteen colleges in the area, plus all of the working singles. It was a great experience. She didn't realize that most of the interest rates on the '20' portion of the loan cost more than PMI itself! To be fair, I didn't realize that when I bought my first home (with an 80/20, mind you). The problem with borrowing 100% is that when you have to sell it, you may have a really hard time getting out of it unless the area has massively spiked; we had to pay to get out of our house after almost 5 years.
